Here is what appliances actually last today, why the numbers dropped, and what separates the machines that reach the high end from the ones that quit early.
The Numbers, by What You Paid
Most lifespan charts give one number per appliance. That number blends a $400 builder-grade unit with a $9,000 built-in, which makes it useful for almost nobody. These ranges come from the NAHB Study of Life Expectancy of Home Components and the InterNACHI life expectancy chart, split by tier.

Two things jump out. Microwaves and dishwashers are the shortest-lived major appliances. And the gap between budget and premium is widest on washers and dishwashers, where the difference can be more than a decade.
Why Modern Appliances Die Sooner
This is the part that surprises people. Appliances built today last roughly 40% to 60% as long as their 1970s counterparts. Three structural changes explain it.
Metal became plastic. Gears, pump housings, and agitator parts that were once cast metal are now molded polymer. Lighter and cheaper, but they wear differently.
Mechanical controls became electronic. An old dial timer had a handful of moving parts. A modern control board has hundreds of solder points, any one of which can fail and take the whole appliance down with it.
Simple became feature-rich. Every added sensor, valve, and connected feature is another thing that can break. More capability, more failure points.
None of this means new appliances are bad. They use far less water and power than a 1975 model. But the tradeoff was longevity, and nobody put that on the sticker.
Brand Matters More Than Price
Here is the finding worth remembering: within the same price bracket, brand reliability varies enormously.
Yale Appliance in Boston tracked 33,190 first-year service calls across the brands they sell. The gap between the most and least reliable brands was large enough that in some categories, the worst performer needed service four times as often as the best. Two $700 dishwashers from different manufacturers can have wildly different odds of needing a tech in year one.
The practical takeaway when you are shopping: reliability data beats the price tag and beats the feature list. Spending more does not automatically buy you longevity, but choosing a brand with a low service rate usually does.
What Actually Shortens Appliance Life
Beyond brand and build, four things do most of the damage.
Water quality. Scale from hard water is the single biggest lifespan reducer for anything that heats water. In hard water areas like ours, a water heater rated for 10 to 12 years may reach only 6 to 8.
Heat and placement. A refrigerator or freezer in a hot garage runs its compressor far harder than one in a climate-controlled kitchen. In West Texas summers, that difference is measured in years.
Restricted airflow. A dryer with a long, kinked vent run makes the motor and heating element work overtime on every load. Condenser coils packed with dust do the same to a fridge.
Overloading. Stuffing a washer or dryer past capacity strains bearings, belts, and motors. It is the fastest way to turn a ten-year machine into a seven-year machine.
The Warning Signs That Come First
Appliances rarely quit without notice. These are the early tells:
- New noises. Grinding, humming, clicking, or buzzing that was not there before.
- Longer cycles. A dishwasher, washer, or dryer taking noticeably more time to finish.
- Weaker performance. A fridge that is not as cold, a dryer that leaves clothes damp.
- Rising energy bills with no change in how you use the appliance.
- Repeat repairs. Two service calls in two years usually means more are coming.
Catching these early often turns a $150 part into a fix instead of a $900 replacement.
Plan the Replacement Before It Plans You
One habit separates homeowners who handle appliance failure well from those who panic: they start planning at about 80% of expected lifespan.
If your water heater is rated for 12 years and it is at year 10, that is when to research options and get quotes, not the morning it floods the garage. Emergency replacements cost more because you pay full price, you take whatever is in stock, and you have no time to compare.
This matters most for water heaters and refrigerators, where a sudden failure brings water damage or spoiled food along with it.
The Short Version
Most major appliances last 9 to 15 years. Premium builds stretch that, budget builds shorten it, and hard water and heat shorten it further. Maintenance is what moves a machine from the low end of its range to the high end.
